How long will it take for someone to visit me?
Once your maintenance request is received we will submit it to our maintenance techs. They will call you directly and arrange a time that is mutually convenient to visit. This could happen the same day in the case of an emergency, but in most cases it will be within 48 to 72 hours. Please remember, a condo is not an apartment complex where handymen drive around on golf carts fixing things. Each issue must be reported to the owner and the repair must be approved by them, and paid for by them."
What kinds of things will you repair for free?
We expect tenants to take care of every day household repairs themselves. Your lease may specifies the value of an "every day" repair as $75 or under. Check your lease for details.
Here are examples of some of the things you can reasonably be expected to take care of yourself.
NOTE: Many of our service calls for AC and/or garbage disposal result in a service call that determines "user error" is the cause. This is very common and can result in an unfortunate "repair chargeback", as it's your responsibility to double check your reset buttons (garbage disposals) thermostat, filter and breakers (AC) before requesting a service call. If you are reasonably certain that the system is simply not operating properly, please proceed with your request and we'll send someone as soon as possible. Please note that after-hours or weekend repairs are not promised in your lease agreement, but we understand it's no fun when the AC cuts out, and we do care. We will attempt to get someone out as soon as possible the same or next business day. Sometimes we can get someone to you on Saturdays if one of our vendors is not already booked up for the day, but please understand that even if we do, it's possible that some parts could be needed that are not available weekends or after hours, so plan accordingly. We recommend always having a portable fan on hand if possible. Life happens.
