Remember, rent is always due on the 1st day of each month
Accordingly, rent is considered "late" on the 2nd day of each month, and you may be assessed a late fee, according to the terms of your lease.
If you think you are going to be late with your rent, you MUST contact our office in order to avoid complications, which can include eviction by the court, and a record that could make it very difficult to rent a home in the future.
Many Maintenance Issues can be Avoided.
In many cases, problems are caused by the tenant's failure to properly maintain the appliance or contain the situation. In the case of the AC this can be very expensive. Remember - if you break it, you could be held responsible for fixing it!
Sometimes, things just break. We call this ordinary "wear and tear." When this happens, the owner usually pays for the fix. Other things remain the responsibility of the tenant...
Let's face it. Nobody Wants an Eviction on their Record.
If you rent is not paid in full by the due date, you may find a "3-Day Notice to Pay or Quit" pinned to your door.
It's nothing personal. This Notice is required to be served by law before the eviction process can begin.
There's nothing fun about being stuck in Florida during summer without AC.
Sometimes, things just break. But often, we find that the problem might have been mitigated, or avoided.
Per your lease agreement, you are responsible for changing your unit's AC filters. Find out why it's in your interests to do so.
Nine times out of ten, the cause is debris that has fallen into the sink.
That's the finding of our handyman. Aquarium gravel, coins, plastic bags, we have seen it all.
In such cases, you the tenant risk getting the bill – so please call us to fish it out when you can do it yourself.
