We thought this was fake... but no. Wait, is it Samuel Jackson in disguise? Samuel or not, it's a great introduction to the subject of rent increases. Sometimes they make sense, sometimes not. I had a whole lot to say about rent increases, based on simple math, and the logic of losing a sitting tenant for the sake of a few extra dollars. Then my monthly NARPM property management magazine arrived, and well, somebody else said it all for me. So I'm going to let Antonio Gipson tell you what you need to hear. Download this short common sense piece on rent increases here.

How long will it take for someone to visit me? Once your maintenance request is received we will submit it to our maintenance techs. They will call you directly and arrange a time that is mutually convenient to visit. This could happen the same day in the case of an emergency, but in most cases it will be within 48 to 72 hours. Is Your Rent Late?

    21 May 2015

Since rent is always due on the first of the month, if you pay your rent after the first, then it is considered a "late" payment and you will owe a late fee. If you have a "grace" period (rare) then your payment will still be late after the 1st, but you may not be assessed a late fee until later. Check your individual lease for specifics. In most cases, there is no grace period. The late fee must be paid unless waived by our office in writing. If late fee remains unpaid, your next rent will come up short, since late fees will be deducted from the next rent payment, in accordance with the [...]

(Yes, if you jam it, the owner isn't going to pay for it.) Garbage disposals are intended for dealing with scraps of food that go down the sink from your plate as you are rinsing them… they’re not electric trash cans. Contrary to what you may have been told, most of your food still belongs in the trash (or on the compost heap, if you're lucky enough to have one).[...]

The First Step If you are more than a few days late, then in addition to a late fee, you may also receive a "3-Day Notice to Pay or Quit." This may be handed to you directly, or posted to your door. A backup may also be sent to your email address. This Notice is a formal request for immediate rent payment (or departure from the premises). It's nothing personal, it's required by law before an eviction can take place. You should not ignore it. If rent is still not received by the time the 3 days in the Notice have been legally counted, you may find yourself subject to eviction suit and / or [...]
